§ 02 — Procedure
The Process

From instruction to registration.

Instruction & FICA

We receive instruction from the estate agent or seller, collect FICA documents from both buyer and seller, and open the file.

Due Diligence

We obtain title deeds, verify rates clearance, check for any encumbrances, and confirm compliance certificates (electrical, beetle, plumbing, gas, electric fence).

Document Preparation

Transfer documents are drafted, transfer duty is calculated and paid to SARS, and the deed of transfer is prepared for signature.

Signing

Both buyer and seller sign the required documents. Powers of attorney may be used for parties who cannot attend in person.

Lodgement & Registration

Documents are lodged at the Deeds Office in Cape Town. After the examination period (approximately 8–12 working days), the transfer is registered.
